Opportunity
Opportunity investments include properties that require full or significant development or rehabilitation in order to realize value. These projects provide higher potential return as well as increased risk. As they are development projects, no cash flow is in place when acquired.
Value Add
Value-add investments are properties with cash flow already in place that can be improved or repositioned over time to increase the property’s value. Improvements may include enhancing a property physically, increasing efficiencies, lowering operating expenses or leasing unused space.
Core
Core investments are fully leased properties that are secure, located in major core markets in highly desirable locations and have high-credit tenants. Such low-risk projects may not appreciate significantly in value but they provide stable and predictable cash flow.
